I want to purchase another property (preferably multi-family) and move into one of the units to take advantage of owner occupant financing and avoid the 20% down. 

Looking back I didn't get a whole lot out of it, besides a couple connections/networking and speakers giving good education.

I found the BiggerPockets podcast a couple of weeks ago, and I told myself that I had to join this group.

Another couple are on section 8 and it just doesn't feel right.

I've seen this in a couple places.

I own a couple of rentals, one in Belo Horizonte and another in São Paulo.

I truly do not know if we could rent the house for more that $1,600/month in Winnemucca NV, so we would either just cut even or maybe even have to pay a couple hundred to the mortgage to keep this house and have renters move in paying most of the mortgage.

I am new to real estate investing but I watched my parent invest in a couple of properties in the past.

I would prefer to keep the tenant than to find new tenants so weighing what is the better option and what others have experienced.Thank you in advance!

Fast forward, my daughter went on to other things and my son owns a couple of 100 units multi familiesI think you have to give them the opportunity to decide what they are interested in and will stick to.In high school/college I 'd have them reading on creatively financing projects.
