I would think your $3,000 would be best invested in sending out mailers or advertising to find motivated sellers and wholesale some deals.

I have made a few calls to some places that advertise "we buy houses" but so far, all I have gotten is that in order for them to help, I have to be the property owner.

Bigger Pockets is always advertising that it is discussion about investing, without all the hype.  

Just looking for the most effective way to use that budget for a direct mail campaign. thank you for the advice , I'll be sure to be more descriptive in my future posts !!
