Brandon Turner hasn't named this strategy that I'm aware of yet, probably because if it were your primary method of acquiring new properties you'd be dead before your portfolio was large enough to produce meaningful income...but it worked for us.

I was wanting to use the house hacking method on my first investment. 

I’m now selling a couple rentals I bought using direct mail and did the BRRRR method to put that cash elsewhere.Never stop learning. 

The two methods being utilized are Income Capitalization and Sales Comps.

Can anyone describe a case where this method would work?

If you don’t like this method, then spend all of your effort on your postcard getting them to visit your website and convert them there.

You could work up your own comparables and use those.I've used all three methods for various different purposes.

I like the simple interest calc based on 365 days X daily balance vs the other methods of interest calculation. 

I want to get into the BRRRR method and I don’t know what’s the best way to start.
