That's kind of surprising even though I know very little about Arkansas.

I'm surprised to hear that you are having trouble as almost all of the big banks and local credit unions offer HELOCS.

I'm very surprised to hear those kinds of terms for hard money, especially from someone coming from CA, where most of the cheap HMLs are. 

I have it rented out for $2000 to two girls (and I was pleasantly surprised I got that price).

The East Hills mall is being renovated into a higher scale mall, which if you see it now, you will be surprised at the current condition of the property.  

So it's best to control the situation than be surprised

It was awful.Went to Costco and purchased lots and lots of white vinegar and poured it on the rugs all over this got the carpet pad also, let it sit over night and came in with a rented rug doctor and was surprised,   No stains  No Order carpets looked new again
