RE investors that started post Great Recession (GR) started at an incredible time and should have generated significant return even with aggressive under writing and not great purchases.The RE environment is different now.  

I have few more questions and Appreciate your inputs1) Given there is a lot of talk going on about real estate crash and recession is it still a good time to invest in Syndications?

The industry shrank even more during the energy crisis in the 1970s and the economic recession in the 1980s.

That still doesn't explain your claim of these areas being recession proof.

Say hello to the recession, investors are going to have to get realistic with their numbers now. 

I agree we probably won't see 3% for a while, but let's be real, every ~10 years there is some kind of "event" that triggers a recession of some form and sends the banking industry into panic-mode. 

As for economic factors, there are so many at play, but a recession in general will cause people to move back home or double up, causing occupancy issues.

With current rates going up and a looming recession and the government and fed not changing their  bad habits, I'd look to see what rates were in the 80's to get an idea of how bad things can get.Generally, you need 6 months of seasoning to get a bank to do a refinance.

The announcement today was that the economy actual had negative growth this last quarter which means we are heading into a recession.

Low housing supply with every other economic marker pointing at recession.
