I had a landlord that would come by the apartment and clean up the yard, organize the kid's bikes, check the laundry room etc around rent time.

That organization is really nothing more than multi level marketing despite what Dillard Stone says.  

Driving and traffic in Houston is terrible. 

The only way to defeat these proposals is with organization and cooperation.

Show them your traffic to your site:explain to the agent that 90% of the people submitting forms simply want to sell at market value.

I'm hoping the traffic issues don't get to bad.

Up here smooth walls and ceilings are preferred (after the hideousness of the 70s and 80s).In our units we use flat white on ceilings and eggshell on walls with the exception of kitchens, bathrooms and high traffic areas (such as mud rooms) where we will use a velvet sheen on the wall (easier to clean, but not shiny).For "modern" trim we use "perl" as it is not as shiny as semi-gloss.  

The stairs are standard wood stairs and the wood is stained from food traffic.

We have a decent process but really wanna streamline everything and make for a much more efficient and fast and organized process if we continue to grow which we plan on doing but wanna make sure we are on top of it all.

This was another reason we decided to flip this property into a vacation rental instead of selling it.I find that 95% of my traffic comes through AirBnB, no matter how hard I try to get off the lifeline of traffic they give me...
