Keep in mind everything in the exclusive contract is negotiable so one approach might be to sign a 3 month agreement to test the waters and see how it goes, if you find your getting good service and work well with the agent you can always extend / resign. regardless of any exclusive agency agreement you are free to search for properties yourself, the advantage of using an exclusive agent is that if you find a property (driving, online etc.) you can send the address to your agent and they will layer on their advice / recommendations / thoughts on the property as it relates to the market.

Basically the five year look-back period just gets extended by the length of your deployment.If you didn't move back in after your military move, however, you still don't meet the test, sorry.Since you mention 1031, I assume you rented the property out during your time away?

Martin - Unfortunately we had people abusing BP's prior policy on events; they posted pay events and other pitch-type meetings in our free networking area and it was very time intensive to sort out what was a get together that wasn't done in the name of BP to get people to come and get pitched and what was a legitimate gathering of local folks to connect.While you may not agree with it, we had to make a policy change that was consistent across the board.

One thing to consider for the stucco front - I imagine you can do a different color / same intensity, but can you safely use a more intense (darker) color than what is on there currently?
