I mean, why pay for a service and not utilize it when you need it?

Make sure that when an applicant sees the property it looks appealing.

If I don’t get good applicants ( credit/income) by day 7 on market= price drop. 

For this property, you would be wise to incorporate the income from the other units against your debt service to make the property more attractive to lend on.

There are a couple of credit unions and small banks, which I can join to use their business banking services, even though I am not a resident of TN.

 There are many good companies that offer this type of service.   

Here in DC area its killing landlords as well as the small retail as the office buildings are all first floor retail/food service and the govt is not back to office or they are 2-3 days per week which for these businesses is a 406-%+ drop as typically fridays would be the day you go out for lunch etc. and now most people work from home on fridays.

They avoid accountability and as my manager often reminds our staff, "they are tenants for a reason".Recent applicant's bank statement showed she got $12k in income tax refunds.
