My thought would be if the company only owns 1 or 2 properties could be a tired landlord that bought them and put them into an LLC or something.How did you gather the data to pull a list of vacant properties with violations?

Also ask some property managers if they have any owners who are tired and want to get out. 

The corp pays for the auto expenses for all its employees (gas, oil changes, tires, etc) because it requires its employees to drive quite a bit to investigate and see properties.

Tired of taking care of it.  

San Antonio can be high for days on market compared to some other metros, and you never know when a seller has become tired of holding out. 

However, most social media investor groups are filled with tire-kickers and it's tough to network at real estate auctions while out of state.What are some other suggestions that would help grow the list of active buyers to 100, and then hopefully to 1,000?

I have criteria that a new client MUST be actionable, I will help guide and direct to get actionable but I don't do the work of getting someone actionable or perpetual tire-kicking.

On my days off from my regular work I deal with my rentals...I am tired... 

But I'm tired, 20 years self-managed.

It might work if it is way less, like 1 of the few people that hasn't tired that with me is the girl that had the 1/2 month deposit.
