The huge demand for medical laboratory commercial space in the Greater Boston region is astounding.I'm looking for fellow commercial professionals who have utilized any specific calculators/software to analyze commercial deals.I'm not simply looking at a snapshot of the present rent and dividing it by the purchase price although this is better than nothing, It is not sufficiently sophisticated for me to make smart decisions as to which properties to purchase.I'm looking for a tool tool that can quickly take all factors into account such as mortgage interest and depreciation allowances to work out the true effect of our returns.I know it's impossible to expect any piece of software to give me a green or red light with regard to property acquisition.And realize a deal is good depending largely on the circumstances of the investor.

Didn't realize that $50k had to be disclosed if the agreement is between myself and seller.

Years later, we realized we were shortsighted and that are largest successes were the result of some properties enjoying far greater appreciation and rent increases than others. 

I realize this thread is a little dated...All excellent comments and suggestions!

But sometimes, there are unique properties with unique issues that you know  can be handled, but the seller doesnt realize. 

@Erin Speer I realize it is too late for this advice, but you should have scheduled closing for October 1, with stipulation the property is delivered vacant.

I'm doing most the work myself and as I dig into it and have the full picture I'm realizing the rehab is going to be closer to 40k-45k.

However, I realize if we close it will be around winter and we may have vacancy throughout winter.would it be best to wait and ride out our lease or at least get closer to the end of May to avoid too much overlap or should we try to get out of our lease and buy now before rates are back up to 4-5% (which I’m realizing makes it tough to cash flow)also, how do you handle this situation as a landlord?

However, since the loan remains under the LLC I realized I maintained asset protection.

I have a lifetime of experience in many areas of construction and maintenance and I realize the average person doesn't have many of those skills.
