I'm sure you know it's a very seasonal area but if you're willing to do extended monthly stays during the off season that may help you cash flow better.

If she asks again, tell her you will only allow it if she pays for it, she has it professionally installed and shows you the invoice, and if it stays with the house when she leaves.Get it in writing.
