I'm surprised that 1 through 5 and 7 aren't in the P&S, I've seen those clauses, or ones worded similarly (or equivalent language) in the contracts I've signed as a buyer and seller.As a seller, I'd reject 6 because it requires me to speculate and opens me up to liability.
