I have a neat rental property that i just bought but need some advice on best way to rent it.It is a single family 3 bedroom, 2 story house that the former tenant shared with her disabled husband.

What are some of the common mistakes that can be made to render the LLC invalid?

I suppose I can talk to my insurance agent, but I'm not sure if allowing smoking with oxygen nearby would be considered negligence or otherwise invalidate coverage in the event of a fire.
