I am booked in my business for another 18 months, and My Air BnB is booked for the remainder of the year but my daughter finishes college in March and moves out and I’m single so i have a fair amount of flexibility.

I considered it, but the extra time it would take due to the non-flexible engineeering curriculum, and price of a double major wasn't very attractive to me.

My other unsecured LOC is with my community bank and I think I started 20 years ago with 50k its now substantially higher. but still unsecured and I know this one is not reported to credit.. 1 over prime with a floor of 5% interest only renews each year.. this facility gives one maximum flexibility when shopping for deals.. you just call the bank they transfer right then and there to your personal or bizz account and away you go.

While the interest rate may be higher... around 7% or so, you will have much more flexibility with the number of loans and you won't feel like you are undergoing a proctology exam everytime to go through the process.Also, using small local banks (you will be looking for portfolio lenders) your degree of confidence in knowing that your deals will get financed will be much higher.I recommend that investors purchase their deals with hard or private funds and then refinance thosee funds out with a local lender once the property has been leased up.Hope this was helpful... and best of luck!
