I guess i would like to have clear goals on what to aim for when i save money and understand who i can reach out for such things.

Just passed the House and Senate in Virginia - I am not as up to speed on how the legislative process in Virginia works but my broker and multiple wholesalers that have reached out to me are all under the impression that this starts July 1st and appears to require wholesalers doing 2 or more deals in a year to be licensed. 

Going to begin reaching out to commercial brokers, since I keep hearing there is a flood of inventory coming to the area but it doesn't seem to be effecting prices.

I had someone reach out to me yesterday wanting a recommendation for PM co .

The personal check they wrote me upon move-in bounced (my mistake for not insisting on a cashier's check) and then they sent me a sneaky Venmo payment to cover it right before it was about to bounce with no explanation for the Venmo payment until I reached out to them.
