Wish I had dollar every time wanted me to finance them building their dream home themselves, I had to point out that my money is in that house and the value is based on windows closing, doors actually opening, floors being level and trim meeting in the corners and I was not going to let an English teacher build a house just to see if he could do it!

I can tell you that around here at least, most shorts *do* eventually close - at about the same rate as normal retail sales, so they aren't as much of a pipe-dream as they used to be.

It sure makes sense to buy many of these properties for investors, and I am one who is capitalizing on these cash deals, but the neighborhoods would be better served if retail buyers had a chance to step up and get their shot at the American dream.

The tenants act all nice in the beginning to the new landlord and then the tune changes over time.Like I said if you want the brain damage do the 90 to 120 day option.This way if it isn't all you dreamed about you can dump it back.Also do not put hardly any money into it as a down payment or in repairs until the option period is over and you are sure you want to purchase.What you want is to find the run down property in the nicest area and not a junk property in a junk area for a cheap price.Some will disagree and want to make it their lives work to turn around a bad area.That's fantastic if that's how you want to spend your life before you hit the grave.That is NOT what I want real estate investing to be for me at least.
