Still others tell me they just want a cap in the double digits.

I think any type of double digit COC returns in today's market is pretty good.

Just be sure video is "evidence" quality...very clear images, digitally zoomable, and easy to review, download or save segments, and print "snapshots".

(i.e: 850K for a 1 bed condo in Vancouver) We currently have two properties that are cash flowing into the 3 digits at 0.7% - 0.8% respectively.In our market if you get 0.8% you're making a killer profit !

Even in the least expensive places I rent out, I install shower towers with a raincan, a handshower, digital temperature readout, and massage/misting jets.

You still stand a chance to make 5 digits (even if low), but make sure your ARV and rehab costs have wiggle room. 

The single digit days on the market is a huge psychological driving factor in my market.
