Join the Rarebird organization.. run by two very experienced folks in the space 30 to 50 members come every month guest speakers..no pitching..and you can make some nice contacts.the market is Oregon you will find to be quite different than most of GA.. there simply is not the amount of distressed assets.

All my properties are small buildings which are renovated and nice.

it appears that zillow and other websites grab the listing and post it. the biggest problem I have is to get people to stop calling after the unit is rented. nice problem to have, right?

You're also going to need more expensive commercial insurance.

I know the last lender I used like seeing them, and believed it puts their mind at ease a little  once they see how nice my past places came out.
