The rent #'s seem light and I might invest in properties at a higher rental rate or increase rents significantly.

The federal reserve warned in December (when they raised rates) that they will raise rates 3 times in 2017.

Ceiling fans - thinking about just putting 1 fan in the living room and just lighting in other rooms...are fans expected these days?  

Also, the ceiling joists of the room below may not be strong enough to function as a floor for the attic.Your local city building department probably has some guidelines about stairway widths, emergency fire egress, required electrical outlets, lighting, etc.

I must say I make more money on the "spit and polish" deals (to me that means...carpet, paint, repairs, clean, light stage, sell!).

By having the list it helps you look ahead too so you ca schedule your trades with enough warning that you aren't waiting between trades (usually).
