I want to be confident of the ARV before I buy.I have been a big fan of Redfin.com (not the computer algorithm estimates of value)....but just the ability to get email notifications in my market(s) for every new listing, change of status (sold, under contract, price reduction).

What I see as a broker, is only the top 20% of agents get pricing right, to know your market, you need to define your farming area, know every nome in it, and track sales, and listings, see price reductions and expired, and days on market for each, there is no easy way.

That was my $60 lesson that ONE side of a double breaker can flip and it still appears on.The issue may be nothing more than this (IF it's electric).As for the rest of it...it would be a cold day in .....you know....before I'd be giving this tenant a $15 a day rent reduction for this nonsense.Gail

So, I flagged the listing to notify me of any changes, in case there was a price reduction or if it was no longer available.After a couple of months, I received an alert that it went under contract, so I just went about my business and put it behind me.
