Network as you go to get the degree and purchase your first property by house hacking.

It was the venturing out and networking, meeting people with far more success than me, speaking with attorneys, meeting real estate agents, going to closings, etc.

I’ve busted my chops in real estate here in Denver and want to start building my network in and around Seattle.

I have started networking, I research and ask questions, but it seems I've yet to find a way to raise capital.

Not a deal breaker in most cases, but be sure to be aware of this and discuss with your CPA tax implication that your IRA will owe if you decide to go this route.Self-directed 401k on the other hand is exempt from taxes on leveraged real estate, therefore if you are eligible you may want to explore this option.

@Paul Caporali remember this game is slow and steady.As time progresses you will find other opportunities to help you towards your next if you work at it.Keep building/creating equity you can use, keep networking so you can create relationships for the future(partnerships etc).

That is, don't buy any notes at first.Instead, get good at marketing for notes (that is, finding notes through either direct mailing from purchased note holder lists or networking through professional referral sources)-- I like the preformingnote space (the "ma and pa") note holders as I am good at finding them and I'm used to dealing with these types of people...a lot of the time, they need guidance and that's where I come in.
