What skill set do you have for someone to invest in your idea to be the main person who is overseeing the financial investment of an apartment building. 

The skills you have will be great and offer you an advantage.BTW: Love the "You don't know what you don't know", one of my favorites also!

I am rehabbing a bunch of properties and am in need of someone with good Electrician skills.

For example, wholesaling might not make sense if you hate getting phone calls all the time.I think partnering (whether your are doing buy and holds, flips, or wholesaling) makes sense if you can partner with someone with a) more experience, b) cash, or c) a complimentary skill set.

There are surely plenty of them on BP with no shortage of opinions who can tear through any deal and let you know where the holes are.Be confident in your decision after following the first two steps. 

I call this the hybrid approach, maybe investing locally in deals for your active spirit if time, skills and interest are there while balancing more difficult DIY projects out side of you area w/passive focus in niche areas like large scale value add apartment investing, mobile home parks and self storage for instance.  

If not you might have to give them some life-skills coaching.

You can step up skills and be superintendent or foreman, it's the same as the trade but at least you don't work with hammers if the position is high enough.

My skill set and temperament is probably better suited to buy-and-hold renting than it is to flipping, etc.2 - What Market?  

As I see it your young, ambitious, and have a great future ahead of you.As far as in getting into this real estate game you have to educate yourself and understand that there is no shortage in money/opportunity but rather its your lack of knowledge to excute deals.Best of luck
