Contractors KNOW what it takes to build a house, what code is, and exactly what it's going to take to repair and remodel a place (aside from labor, materials, etc. there's a question of permits) .

The estate agent is entrusted with this responsibility, and must ascertain whether there are the necessary building licenses or permits etc.The cadastral assessment concerns the revenue aspect, i.e. the regularity of the real-estate units with regard to census for fiscal purposes.

I also found out that they have a trampoline in the backyard, which is not permitted according to the lease.

I live in Oakland and currently own 2 rental units and plan on building out a third in San Francisco next year (just putting in for permits).

Depending on the type of construction (wooden subfloor with crawlspace, versus slab on grade...plaster versus drywall...wood frame versus block) - rewiring usually requires pretty extensive demolition and drywall work (opening up walls to access the romex for every switch and outlet, in order to re-route them to the new electric panel).This will require a licensed electrician, permits and inspections from the City or County, and then a framing/drywall contractor to put everything back together...then you'll need the new electric meter from FPL.

This includes taxes paid, parcel number, deed type, physical location, permits pulled, code violation history.
