Being a West Coast transplant I can give you one warning: learn the neighborhoods for good rentals.

So tread lightly. 

While though this situation is not same that news story has placed a spot light on this industry and all are being watch.  

I wasn't counting for paint or small things of that sort.Besides that, I ran the numbers and found cashflow to be positive and, if my estimate is accurate, about a 12% ROI.Does anyone currently invest in NB that can shed some light on the markets there?

I would recommend lights and cheap sensors. 

If it's light rehab (paint, paper, minor stuff) then you probably don't even need to pull permits.As far as if it's too big...

all my tenants pay their heat, electric, gas and each is responsible for a light bulb outside of their door in the hall and first floor maintains a light outside his door and in the front of the building.....so I don't have an electric bill

The rent #'s seem light and I might invest in properties at a higher rental rate or increase rents significantly.

The federal reserve warned in December (when they raised rates) that they will raise rates 3 times in 2017.
