I think a lot of people have NO idea what landlords make or don't make, what they do or don't do, or what the consequences of unending demands for all sorts of things will do the availability of any housing much less affordable housing. 

If you’re going to be booking trades and calling gardeners etc you might as well self manage and pocket $ for your time, don’t pay people to be incompetent.

Probably less appreciation potential, but that's the trade-off.There are still deals to be had in DFW, but cash flow is getting squeezed, especially in the B neighborhoods and up.

I do a better job and enjoy that extra 10% a month (which is no doubt more than 10% when all is said and done as I am proactive about getting lower trade quotes, doing work myself when I'm back in town visiting, etc.). 

In my past life we used to exhibit in Vegas and the rates are out-of-your mind expenisve (even in a trade show context, which is generally pricy), in particular for food and labor.

What kind of income do you have and what will be the tax consequences of the different forms of income you expect to achieve through real estate investments?

The trade-off is low down payment.
