@Jeffrey Chang I suspect you will have trouble deducting any of this unless in your lease you specified that your tenants were not allowed to mount things in the wall.

I'm just here to look for thoughts on the suspect insulation, wiring and tenant contact. 

Even though I suspect you will have positive cash flow (at 50% LTV), I do not expect it to be much for the level of equity.  

I suspect you will not find a business plan that works.

How did you first come to know or suspect an assessment was coming?

I would suspect that any attorney would advise against this especially creating a new LLC won’t cost more than $500 to have an attorney do it

I suspect that they might not have a separate fee for just moving out a tenant, but rather bundle it all into the entire turnover process.  

Just trying to catch the owner before its sold to a non-suspecting family or investor.

Two weeks ago I had about 8 bags of rotten garbage that my furnished rental guests hadn't taken out for weeks--along with the usual suspects: tool bag, AAA batteries, power drill, new keycode locks, etc.

. :)  this is one area I suspect you want to go with quality sub contractors.
