@JD Martin - do you guys perform (or do you have a PM) perform inspections?

They had unqualified and unskilled workers perform several repairs that were both dangerous and ineffective.

I've noticed a direct correlation between communication and performance with PMs... the minute the communication drops off, so does the performance.

Currently a crappy sports bar with no cool factor at all which has been operating miserably out of this space for as long as I can remember.

How do you know if that property is a good buy in a up and coming area or a declining area or an area that is performing so so or an area that is doing well but not performing as well as in other areas?

What I can tell you is that the musician with 25 1099s from 25 performance gigs is going to have a LOT easier of a time buying a house if there's one Schedule C for all of it, rather than 3 or 5 or 25 (in the real world that last example would typically be from someone doing their own taxes).
