Thank you guys, i spoke to my tenant, he thinks she will stay if he moves out, i am hoping i can avoid an eviction.He is supposed to talk to his lawyer today, if she stays he will not be signing the lease so she cannot pay rent.

I get it.However, the one thing I've never heard is how exactly you go about paying these cards back before the introductory period runs out and the accumulated interest bankrupts you.The only option I can figure is that you (hope to) refinance your cash out and pay back the cards(?).

It's probably a slower road than coaching, but it is a start....and hopefully at the end of the 5-7-10 year hold, you have some cash flow to show, hopefully 2x-3x your initial investment, some depreciation along the way.

Scenario 1 = It looks like you have $950,000 cash to pay off the mortgage balance off.You are getting $70,000 additional cash-flow$70,000 / $950,000 = 7.3% which is not bad considering this is just cash-flow and you likely get an additional 4% appreciation bringing your total return to around 11%The thing to consider is that you would then lose the mortgage interest deduction.Without that deduction, it may put you into taxable income territory.You may want to consider seller financing some of the properties and see if you can get 8% to 10% interest.it would guarantee you a return and still get you nice interest over a period of time.As I get older, I want my investments to be more 'simpler'

The expansions in the area are already linking Tampa to Orlando via I-4 causing huge traffic issues but hopefully that gets slightly better as they expand the express lanes from Orlando to Tampa.
