You will have some other unique considerations as it pertains to the broker you are working under and any fees or charges they have on purchases. 

My thought is that this is very bad for the seller, so I probably have some considerable leverage to renegotiate if I find that there are still some substantive issues after we do our own home inspection (which I believe there will be, given the seller's reticence to do repairs). 

Now the business angle consideration. 

Suburban B class is also rising with the steadily improving jobs picture. i invest heavily in North Riverdale and Southern Shiloh (45405) and count a computer scientist, robotics technician, and resteraunt manager as tenants.

On rentals, making them "durable" is a larger consideration.

The stock market is betting on rise and falls, taking a vacation is not and taking people’s money when things are uncertain is pretty greedy.

Would I be able to use the Mobile Home that comes with the purchase as consideration to make it a traditional investor type loan? 

The long term demand is very high, especially as the cost of tuition rises and dorm living continues to evolve.

This Tuesday WSJ article on self storage being a rare rising stock in this market selloff gave me hope!   

(Granted, on your first rental, the idea that you might only have returned $2,000 in profit after a year is hard to swallow but as you accumulate more rentals, and the rents rise, it becomes easier especially when you factor in the appreciation.)Just my 2-cents worth.Good luck in your investment endeavors!
