College students are not likely to be overly picky unless they are very rich or are older graduate/phd students.

BP podcasts, Rich Dad Poor Dad, Think & Grow Rich, The Richest Man in Babylon are all great reads.

And over time, I realized that I wasn't really truly happy grinding everyday to make someone else rich.

Think of east coast rich people on bad romcoms or made-for-tv Christmas movies that talk about "summering in the Hamptons" with sweaters wrapped around their necks wearing collared shirts with no buttons, sporting bad hair cuts. 

Real Estate typically isn’t a get rich quick.
