U need money though up front you have to have a down payment usually some fix up work and rare is it a property performs every single month you own it so you have vacancy factor plus you have fix up factor etc etc.

151 is higher then normal but ive seen 1000s if u have say a bad water main. 90 percent of the time that fluctuation is from a running toilet.

U want to buy where you have two exits ONE to a landlord and TWO to a home owner.. if your buying 50k section 8s there are NO homeowners and if you have a bad experience which many do you have zero exit your will be selling to guys like Bob who are pro's are will low ball you or wholesalers..

If your sure U can refi in one years time.. then don't worry about the loan being called.. by the time any NOD and then foreclosure would happen takes at least a year or more..
