U have folks with no training or idea of how contracts or real estate works jumping into these transactions with a lot of harm done to people on all  sides of the transactions.. 

U need money though up front you have to have a down payment usually some fix up work and rare is it a property performs every single month you own it so you have vacancy factor plus you have fix up factor etc etc.
