FWIW, I'm military, have spent many of my own $$$ on training, and don't believe anybody should make the choice lightly.

I sent them a default payment warning on 9/5, 5 days ago-and still have no response from them. 

You aren't even building in paying the lease yet or utilities to keep the lights on etc.Average median income on LoopNet shows 62,000 median income which is just slightly above the national average so not an ultra great location.

It's been very tough going, but I think some are finally starting to see the light! 

The biggest thing is installing recessed can lights in the ceiling of the kitchen, living room, and hall.

I know people warn about going into business with a friend, but I feel like it will work with Molly and I.

Quantifying it with a level or saying low/high would relate it to a property which has more than one occupant which can include office, retail, mixed use, light industrial, etc not just multifamily.  

I just rewrote my post for advice, because it warned not to ask for money.

Tell them that you had some ideas to make the place more visually desirable, but those plans will be put on the back burner, in light of their complaints.  

The good ones are on the light side, they don't dive into areas details but provide an overview of some topic.
