It takes six months of solid marketing to start driving traffic in these areas to your business.

Everyone drives in with their SUV's or pickup trucks, so it doesnt seem to be an issue, but theres definitely some crazy traffic on turnover days (Sat and Sun).

Since there is less foot traffic there, would you use the 3mm one?

There is still plenty of foot traffic, and you get targeted flipping or building.

It's volume based, knowing the #'s at very professional level, things like traffic studies matter and most don't even know what that is more or less how to interpret one. 3% vacancy would be a serious problem in MFH if one has that, and 7% a reason to celebrate. 12% a serious concern, and 17% a priority action item.     

We get some holiday traffic but for the most part November through Mid March is quiet.  

I'm concerned that this is a very high traffic location and may not keep tenants very long.

Afterall, 99.99% of the world's internet traffic passes through the good old USA does it not?
