You can get see some of the docs for free and usually there is an indication of who might own it based on who signs, mailing address, or if it is owned by another business -- you will have to look that up as well.

@Ron Willbanks it is not necessary, but could offer a layer of protection, however, you are already going to be a limited partner and if the LLC buying the property is set up properly, then you should be fairly sheltered, especially if you aren't signing on a loan.

Also, they only do eviction and Bankruptcy searches for Maine, not for the other states.Because of this, I signed up with Rentec Direct, which allows me to see the actual credit report.

Make sure you have good power of sale clause, as well as having them sign a quit claim deed in advance so if they do stop paying, you don't have to chase them down or spend money to get it from them, if they vacate and disappear.
