I've been targeting higher end, B+ and A class properties recently as many of the value add deals don't pencil like they used to. 

If you look in B and C neighborhoods you can easily find 1.2% deals.

We did a flip in Round Rock in 2018, and although we ended up losing money, we learned so much from it.

If you go with Applicant B and Applicant A finds out, they can claim you rejected them because they are a minority or a single mother or whatever.

Have you already identified some B and C areas you would like to invest in?
