We are going back to an unbundled business model in every sector and I think we are all much happier with services that already function this way. 

How much cash flow you get is more a function of your financing. 

The chiminey itself still functions great from the aspect of building a fire and getting smoke out.

On a slightly related topic of just holding properties in SDIRAs in general, I have a similar one.So far we (3 way partnership - LLC) own two properties through our LLC, which is 1/3 owned by each of our individual SDIRA.

I think you are looking for private money, people with SDIRA that are willing to fund a deal for you through a loan or partnership. 

(I need a bunch of people to put together a 'limited partnership' that benefits the sellers, us and the buyers, alike.

And perhaps if interested, I've actually got some projects coming down the pipeline I'm hoping to secure by next spring, and as long as the partnership with this company works out as planned, I'll be looking to tap into some additional capital.  

I'm contemplating contacting a handful of active home builders in this niche market to explore the idea of a partnership in which I would contribute the lot and they would put in a new home and we would potentially split the profits.  

If the home looks like a rental it will most likely function at a lower mark.
