I have few question in term of financing, i hope i would get some guidance from you guys...How do you  guys finance your down payment?

None of them go into detail as to why this is.Is there a business reason behind this in terms of taxes or general good will?

I am also interested in what is considered a good investment in terms of returns for you as an investor?

For those who are part time agents, what is realistic in terms of earnings per year. 

@Luan Oliveira It might not technically be a lien but is probably a UCC-1 fixture filing which is very similar to a lien; essentially the same in fact at least in terms of the steps that will need to be taken to release it during a refi or sale and how it shows up on the title.

And I still have a LOT of work to do, in terms of generating quality content. 

Also, I have the option of getting a co-signer but I am wondering if that will hurt my portfolio's credentials in terms of banks in the future?

The quality of tenants are generally really nice but something I've learned is that just because they look great on paper in terms of occupations and finances doesn't mean they'll be great tenants.

What are realistic expectations in terms of cash flow?
