Most mortgage documents unless they are really old in origination have a "power of sale" clause giving the lender the right to accelerate the loan and call the note due.There is no notice to the public except the 4 weeks advertised in the local legal organ (newspaper) for that county the month before the property is auctioned at the court house steps the first Tuesday of every month unless it falls on a recognized holiday and then it is the following day.

My next one will likely be over the holidays this year.I've been looking at a lot of multi-unit homes in the $40-80k range.

I have a question, I know of a property that is being put on the market in NW DC after christmas and New Years...the seller is desperate though and hinted that if I could obtain a BUYER that is willing to move forward...

Most cannot, and it can greatly affect the family relationship, especially at birthdays, holidays, etc.
