with that said I'm not sure you really need to do that, you can easily hire on a firm and use their expertise and connections as a team member to accomplish what you want, if you find good enough deals out there people will lend you the money!

As the owner they are the ones responsible for their dealing with the money even though you are actin on their behalf as an employee.The issue becomes when you are hired by someone as an "independent agent" you are no longer their employee and you have different responsibilities.
