It may not be glorious when it comes to returns, but the neighborhood and location are fantastic. 

I did this very thing this summer for a long-term, fantastic tenant in a property that I manage.

I live in a suburb of Toledo, OH and have come across a property that has a great 3/2 house that would be a long term rental, but on the property it has a separate building with a 1 bed/bath apartment above a finished garage with a full kitchen that would be a fantastic Airbnb.

If you still aren't convinced, guys like Paul Moore and Bryce Robertson have wrote some fantastic articles on the subject here on BP.

While my pay isn’t fantastic, my job offers a lot of amazing opportunities, relationships with families who are influential in the community, flexibility to work on other things, etc. that I know will be extremely valuable long term... not to mention a pay check I can rely on that has kickstarted my investing career.
