I am a new investor looking to do a couple fix & flip deals as soon as possible in the East Orange, Newark, and Paterson New Jersey areas.

I started with  Sandy Springs, Roswell, Alpharetta, Johns Creek and since moved on to Kennesaw, East Cobb, Decatur, Marietta, Woodstock or any other cities "close" to Atlanta where I wanted to invest, still the math did not work. 

Not sure about East Asia aside from Japan (not talking slums there of course) but their declining population turns me off. 

I'm in the middle of buying a SFH in a booming TX town, and I will continue with the purchase.

And yet again, the lower-middle class self-employed business owner (rental property owner in this case) might get stuck because they have no vote-hungry advocates and no high-paid lobbyists.Remember when hedge funds were buying foreclosed singled family homes by the 1,000s and bank execs were collecting mulit-million dollar salaries in 2009-10? 

Even though we were renting, I wanted to come out ahead after 2-years.So, one more time, I began to think outside of the box.During the first year of renting in Georgetown, my brother and I started an LLC and began to purchase property in the East Tennessee market.

I have a property in Madison near Cottage Grove Rd on the east side.

Seems like land is still relatively cheap out there and you might be able to time the construction boom before it gets to be like east kensington. 

I'm in at the tail end of a stalled sale and middle of a purchase.
