You must accept that a more aggressive stance is more likely to trigger an audit but in reality the risk is quite small and as long as you can reasonably defend your position you should prevail should an audit occur.

Nothing more permanent than something done temporary .Thats all a contractor would have done in the rain until it was dry enough to find the leak and do the repair .

Bandit signs are cheap but more or less illegal and depending on your area would get taken down quickly.Doing a DRY double closing is rare, but there are title companies that do them, but I would call this a "grey area" so I'm sure they won't advertise that they do.
