I suspect he overpaid when he started and has done a lot of the work on the place himself to keep some cash flow going but that is not how I want to set up my first few investments.  

The best way to deal with suspected sub letting is to serve notice.

If you want to change the locks on a property where you suspect the tenant is no longer there, you need to follow those laws.

I suspect PM fees will be a lot more-in short you need better numbers.

I suspect another bank bought it.

I suspect that the company's management is also relatively savvy in terms of dealing with the state's politics.

I suspect this is the problem again.I'm not sure why this element is giving us problems. 

That would make getting approved heaps easier... so much easier that my proposed solution seems fraud-level "gamey" and I suspect a lender would see through it.

And in real estate if something isn't selling it's one of two things, you either aren't reaching the buyers (i.e. not marketing sufficiently, which it appears you are) or your price isn't resonating, which I suspect is the case.  

If this lien is from people who are squatting, it is suspect.
