I would say there is no way that can give you 10% return consistently, especially not passive. just buy index funds and hope there is no recession is what I will do with that amount of money.

I charge $150/can if it is new work, old work (if I have to fish) $200/can and that INCLUDES the cost of the can and trim (recessed cans are no more than $12ea and trims anywhere from $10-$25 depending what the customer wants.
