In my experience the largest value drivers are (in order):Adding additional bedrooms when you canWasher dryers in unitoptimizing utilities (sub-metering, switching Hvac/appliances to electric when direct gas metering isn't possible) Stainless steel appliances New lvt flooringWhite cabinets (painted or newly installed)backsplashFresh flat white paintQuartz counter tops (or modern Formica - market specific)updating bathrooms / reglaze Its not a hard and fast rule but if the property hasn't been renovated in 20+ years it's rare that some or all of the above won't force appreciation especially in Columbus!

So here are some helpful highlights from September's report:1) Homes are selling less quickly than in September 2021.2) The national home inventory of active listings increased 26.94% over last September.3) Sellers are less active than last year, with newly listed homes declining by 9.8% over last September.

Each market is independent of one another and you can certainly have some markets around the country that are going to go down in the near future while others will remain unreasonably hot and continue to climb.We are roughly 5.5 million newly built, single-family homes behind right now to keep up with basic yearly consumption.

My plan is to tell the tenant he can stay in the property for 900 until the other side is renovated then he has the option on leaving or move into the newly remolded place for 1500 along with providing a yearly lease.
