I am confused by the generic explaining of looking for properties, putting on contract, and find a buyer.Where do I actually get a contract from?

While I am by no means a legal expert, I would have a very hard time believing that generic contract law would supersede a specific clause such as this one which explicitly names every type of contract one could hope to use in a wholesaling deal.
