I think we're near critical mass for rent prices, though.

If that's the case, should i buy another property or pay the loan and use the cash flow to save for another property.Any opinions/ suggestions/ criticisms will be appreciated.Thank you again BP community!!!

@Bobbie Cowan  as a borrower not that critical.. use whoever you like.. some options that I am aware of are ( depending on if they work your area) that like mom and pop flippers. One of Dale Carnegie's golden rules is "Don't criticize, condemn, or complain" because it does the opposite of building rapport - which is your #1 priority when you first talk to sellers - make sure it's' actually a deal and develop rapport.

You haven't mentioned how long you've been doing it, how many mailings you have in your campaign, and other critical information so if you get advice from people, it won't be accurate until you actually share relevant details.

Numeracy is pretty critical, since most of what you do involves numbers.

I will say that I'm an agent as well and from working with other buyers there is definitely a lot things that agents do during the transaction, including the paperwork portion which is very critical during the process.
