if u can deal with MHP value add should be feasible for you. 

So bottom line you can try the letters and U need to be mailing to LOTS of people and have a wide net to get responses or you need to just pull up and try to talk to them without getting shot. 

It does sound like if they can't rent a u-haul and you simply tell them they can't get in early then they'll likely struggle to be able to execute on the lease etc.
