If they do not qualify for conventional loans most private money are business purpose loans and require you to put it into an LLC

I’m interested in using private money to get started and continue using the BRRRR method as I love value add and I’m able to do a lot of the work myself.

I am looking with a private money lender to partner with, now and in the future, to close the gap between bank funding and my available capital.

For instance, if I manage to raise private capital to fund a deal and purchase a successful rental property, how would this actually benefit ME when I have no skin in the game (i.e. money of my own invested)?

As a lender, we require flood insurance if the property is in a flood zone, which can eat into your cash flow if you want to hold the deal. 

Now the profit from my last place won't cover these types of numbers so im looking for help vetting and/or finding a good hard money lender.

Which lender should I explore?

That is a legal document that the lender needs to be involved in.

Make sure to connect with local lenders and brokers too.

Usually these homes are on private land and "need to be moved" but the end buyer has to arrange for moving the home.
