Prices are relativley low (on a national comparison we are priced #66 out of the top 100), the city is fully built out, so growth happens only in the wealthy suburbs, which does not help with the roof shortage we have.

OR...sell it with a 1031 exchange and buy a higher performing property.The stock market is fickle in the short-term (most investments are), but if this is a "next 30yrs" decisions...you are likely to see exceptional growth in either vehicle, but less taxes in real estate.

Sounds like you are working with a realtor who does not do this type of work and you should not be working with this person for this task. 

Wages are going up, but not that much.Rent growth had been quite flat in the last years, about 1.5% here, but I think we are going to see rents go up significantly this year.

It is going to be inefficient to pay someone the same $x/ hr for tasks that anyone can do but are just tedious vs. tasks that require skill and are not as common.

These are in the path of development and growth usually and might have a tenant base that commutes to the larger metro area. 

Dear Underwriter:I am looking to purchase another duplex similar to mine because I have never seen real estate in such a growth mode in my life.
